European standard 15221-5 Guidance on processes of facility management provides guidance to FM organisations on the development and improvement of their processes to support the primary processes. This will support organisational development, innovation and improvement and will form a foundation for the further Professional development of FM and its advancement in Europe.
The standard also sets out basic principles, describes high-level generic facility management processes, lists strategic, tactical and operational processes and provides examples of process workflows.

From the perspective of building manager is not enough that the water flows. In addition to economic and operational problems in terms of impacts on the health and life of people and there is also a need to focus.

The essential data needed for the calculation of the Certificate of energy performance (PENB) are the data arising from the documentation of the construction. Providing that there is no documentation available, it is necessary to draw it up. The specialist makes a simplified electronic documentation containing all the necessary information to calculate the PENB. The gathered data from the drawing is stored in the database of the CAFM system ARCHIBUS. The data from the 3D BIM model can be placed into the same charts, therefore this database can gather this data independently of whether it was created based on electronic documentation in 2D or 3D models. The creation of the certificate is automatic.

We have been paying attention to the Issues of energy consumption and energy savings for many years. Due to discussion of global warming and its impacts in the last decade it is expected to implement procedures relating to energy efficiency in buildings and its evaluation in practice faster. The paper deals with the relationship between the photometric parameters and energy intensity lighting and discusses possible directions in search for energy-efficient lighting systems.

The published paper summarizes the crucial information about the actual topic – garage ventilation in the Czech Republic. The contribution is divided into three parts, due to the broad scope of the matters. The series of the papers is based on the legal and normative enactments. It reflects the new situation of natural gas powered vehicles parking possibilities and it discusses every ventilation system which can be found in garages. It deals with design principles of service ventilation, definition of emergency ventilation and basics of fire ventilation. The paper also deals with related issues such as control systems, operating regimes, detection and monitoring of pollutants, explosive atmosphere risk assessment and protocol determining external influences. The contribution is aimed not only to HVAC designers, but also to architects and designers of all related construction fields. Valuable information can be found also by the other interested groups such as investors, developers, suppliers, operators, building authorities, involved state administration bodies, etc.

The main aim of facility management is to create an optimal environment for users of building. This can ensure by quality operation and maintenance of buildings. Important tool for the facility manager, who is a carrier of effective building management, from the aspect of the continuous operation of the building is the Manual for the use of the building.

The aim of the paper is to analyze the current situation in the use of traditional and new methods of standardization work in the construction industry. The questionnaire survey will be used for the analysis with subsequent statistical evaluation. This work will serve as an initial basis for mapping the current situation and finding problematic areas.

The current economic crisis is forcing construction companies to save. At the same time wastage on construction sites and in construction has not faded. Analysis and measurement of work not only manual, but also mental, therefore, gets back to the fore.
Currently normative base for construction works is outdated and needs to be updated. New technologies and materials provide to the construction output completely different performance options and performance standards, than it was almost 30 years ago, when it was created normative base used until now for the pricing of construction work in the Czech Republic.
This article presents the current situation in the use of traditional and new methods of standardization work in the construction industry.

The article deals with one of the essential documentation for the operation of buildings, and as-built documentation. The aim of this paper is to present documentation as a basis for further development of operational documentation, and contributes to each well to that used and operated building. The article presents possibilities for the documentation used in practice and how to deal with it during the life cycle of the building. The article also lists ways of processing and updates.

From a functional point of view is mechanical ventilation the only system that gives the guarantees necessary exchange of fresh air, which is necessary in spite provide fresh air in a given time and quantity. The advantage of this method is the possibility of air exchange energy-saving solution - first option controlled exchange according to the needs of individual spaces, which excludes excessive ventilation, secondly the possibility of installing ventilation heat recovery that often uses more than 80% efficient heat from exhaust air for preheating fresh (no mixing). In the case of radon risk would be appropriate to prescribe these systems.

This article aims to introduce methods and tools to assess the costs during the operational phase of the life cycle of buildings. Determining the life cycle cost of buildings is an important part of every construction project and a preliminary determination of costs in the operational phase life cycle contributes to the sustainability of future building.

The aim of the forth part of european standard Facility management is systematic arrangement of facility management products following the breakdown of the first part of standard 15221-1 using encoding of individual products of facility management in a way categorization, classification and use of structures. The standard also provides principles for allocating the cost of products of facility management and structure for benchamarking (comparison) facility management activities within organizations in Europe.

The heat from the waste water can be taken from external or internal drainage. In case of external drainage is a pipe with flow min. 15 l/s and pipe diameter min. 800 m. Waste heat in buildings can be used to preheat the hot water.

Previous article presented FMA model and his verification in practice. This article focuses on the presentation of possible areas of development model FMA and FM area. The research of model FMA detected three main areas of research. The first two areas were presented in the previous article and this article presents the latest research, the creation of the risks map for individual processes.

Test on fire-resistance is a substantial part of necessary verification of a fireproof installation channel, which was developed as an output of the solved project FR-TI1/216.
The final designed fire-resistant mixture with the most appropriate characteristics for this kind of materials was used for pilot production of individual segments of the installation channel. A sample of the fire-resistant channel was assembled according to relevant standards into a testing furnace in the test institute for fire-resistance PAVUS, a.s. in a way, which represents its common using in praxis.
After necessary 1 week conditioning of the channel in the furnace environment the test on fire-resistance was carried out with result that the channel reached even better fire-resistance than it was expected according to laboratory results.

The article deals with the working safety regarding lifting mechanism in construction. The author mentions basic legislation that deals with this matter in the introductory part of the article. Then the author attempts to identify basic risks that are often present when lifting mechanisms are used in construction. The author also tries to emphasize the necessity to prevent the risks already in the preparatory phase of the project. The concluding part of the article contains the author´ s encouragement to increase the working safety in construction.

Hidden defects of buildings, which may become evident only in winter, are one of the biggest problems of any real property purchase. The article gives some advice how to detect them in advance so that the buyer may be prevented from submitting time consuming, expensive and often ineffective claims in face of the previous owner.

The paper focus on smoldering combustion, its description and the accompanying phenomena associated with it. The accidents about smoldering or flaming combustion of organic material such as hay, straw, etc. are written very often. Processes that lead to these phenomena last not minute, but days or weeks. In this paper there is described the process leading to self-heating smoldering. Given the long-term nature of processes can be easily directed to the prevention, some of these methods are described in this paper.

Previous article presented FMA model and his verification in practice. This article focuses on the presentation of possible areas of development model FMA and FM area. The research of model FMA detected three main areas of research. This article presents just two of them. The first research area should address the question of the application of EN 15221 in practice and its applicability for the detection of FM processes in the company. The second area of research is the methodology of accounting costs to FM area. The last research area is the creation map of risks for each process.

Nowadays implemented and operated buildings services do not fully utilise current technical industry standards. The reason is not only a pressure for investment cost cutting, but also professionalism level of investor’s consultants and planners. Another negative impact has reducing time for both project preparation and realization.
Disproportionate cost cutting of operation and energies leads to suppressed running of technical equipment. Additionally the reducing of staff and qualified personnel results in ineffective way of operation. Technical capabilities of installed devices are not properly and fully used, so the required technical parameters are not followed in air conditioned spaces.

Elevators belong to a very important building services and technologies. For these reasons, they need to pay attention not only in terms of proper technical implementation, but also in terms of fire safety. In particular, fire and evacuation lifts, which are also very important fire safety devices must also meet the stringent technical requirements of fire protection.
